HMDA hits goldmine

Hyderabad: Hyderabad Metropolitan Development Authority (HMDA) has been striking gold from land auctions, which are estimated at hundreds of crores. This has been happening with every other auction since 2021, In fact, the Authority has become the biggest revenue driver with the sale of lands around the western part of the city.

According to sources, HMDA has generated a revenue of over Rs 6,400 crore from 2023 to 2026, including the Rs 2,355 crore operating income for the financial year 2024-25. The government has been focusing on land auctions through HMDA in the last few years.

The HMDA has executed several high-profile land auctions that fetched record-breaking real estate revenues for the government. According to reports, there have been unprecedented bidding wars for premium land parcels in the last few years, including at Kokapet Neopolis, which resulted in the most lucrative land sale in Hyderabad’s history. The highest bidding price for HMDA was in November 2025 in which Rs 152.25 crore per acre was received. The second highest bid was by Godrej Properties Ltd., which quoted Rs 147.75 crore for a plot of 5.3 acres.

According to sources, auctions in the past few years have been earning increased revenues each time. In 2021, HMDA auctioned premium plots in Neopolis, with the highest per acre bid going for Rs 60 crore. In 2023 August, the bids broke all national records, reaching a staggering Rs 100.75 crore per acre for a 3.6-acre plot. In the 2021 Khanamet land auction, which is strategically located near Hitec City, HMDA auctioned several prime commercial plots, with the peak bids crossing Rs 55 crore per acre. It yielded a mindboggling Rs 700 crore in a single drive.

The Budvel land auction (August 2023), in the southern growth corridor near Rajendranagar, HMDA put up roughly 100 acres for e-auction. The plots fetched between Rs 36 crore and Rs 43 crore per acre, making the state treasury richer by over Rs 3,600 crore.

The HMDA has aggressively developed and sold thousands of open residential plots across townships in the last decade. The recent land auctions have fetched hundreds of crores.

According to officials, the e-Auction received overwhelming response from bidders. The HMDA successfully conducted the Phase- III e-auction of 68 residential plots in its Medipally Layou. This drew a phenomenal response from homebuyers and investors, including from Hyderabad and surrounding regions, reflecting the strong market confidence in HMDA developed layouts and the growing demand for well-planned residential developments.

Officials pointed out that of the 68 plots that were up for sale, 63 were auctioned for bidding prices touching Rs 80,000 per square yard making for an average bid rate of Rs 56,260 per square yard. It generated revenue of approximately Rs 120 crore thereby highlighting the attractive potential of Medipally. The auction generated intense competition among bidders, with several plots receiving multiple bids. The successful auction is expected to further accelerate development and investment in the eastern growth corridor of Hyderabad, officials maintained.
